TYPOLOGY

mixed-use

Located in the growing urban fabric of Fayetteville, the mixed-use buildings at 1200 and 1201 E Shepherd Lane represent a thoughtful approach to contemporary infill development—balancing density, walkability, and architectural clarity. Designed by Fugitt + Wheeler Architects, the project integrates ground-level retail with two levels of residential units above, creating an active street presence while supporting a compact, community-oriented lifestyle.

The architectural expression emphasizes clean lines, durable materials, and a cohesive massing strategy that responds to both the pedestrian scale and the broader neighborhood context. The retail level is intentionally transparent and accessible, fostering engagement with the street and encouraging local business activity. Above, the residential levels are organized to maximize natural light, privacy, and livability, with carefully proportioned openings and layered façade elements that provide depth and rhythm.

Positioned as a modern urban infill solution, the development contributes to the evolving identity of Fayetteville as a walkable, design-forward city. The project prioritizes efficient land use while maintaining a strong architectural presence—demonstrating how mixed-use design can enhance both economic vitality and residential quality of life.

Material selections and detailing reinforce longevity and low maintenance, while the overall composition reflects a contemporary architectural language rooted in practicality and regional sensibility. The result is a cohesive mixed-use environment that supports both commercial activity and residential comfort within a unified design framework.
