Located within the prominent Pinnacle Hills corridor of Rogers, the portfolio office building at 3712 S Pinnacle Hills Parkway is a vertically integrated mixed-use development that combines financial services, professional office environments, and luxury residential living within a unified architectural framework. Designed by Fugitt + Wheeler Architects, the building responds to its high-visibility setting with a refined and classically detailed presence.

The lower two levels are dedicated to a bank and Class A office space, organized to provide clear access, security, and a professional identity. These levels are expressed with strong horizontal datums and high-quality material articulation, reinforcing the building’s commercial base and creating a sense of permanence and credibility appropriate to financial and business tenants.

Above, the top floor transitions to luxury condominiums, introducing a more residential scale and rhythm. The design balances privacy with access to natural light and views, while subtle shifts in façade treatment distinguish the residential component from the commercial base without disrupting the overall cohesion of the building.

The architectural language emphasizes clean detailing, durable materials, and a disciplined composition that aligns with the evolving character of the Pinnacle Hills district. Thoughtful massing and proportion create a building that is both efficient and visually distinctive, contributing to the corridor’s identity as a center for high-quality commercial and mixed-use development.

By layering uses vertically, the project maximizes site value while supporting a live-work environment that reflects contemporary patterns of urban growth in Northwest Arkansas. The result is a cohesive and modern building and classical tripartite design principals that integrates banking, office, and residential functions into a singular, well-resolved architectural statement.
